Requirements:


Emergency lighting is mandatory in all property where people are in employment. It is a Life Safety System which is essential in aiding the occupants to evacuate the premises in the event of power failure. Emergency lighting is compulsory where artificial lighting is installed:


Responsibilities:


All Employers, Landlords or Occupiers have a duty under the “Fire Precaution (Workplace) Regulations 1999” to carry out a risk assessment of their premises and activities to facilitate the safe evacuation of a building in the event of an emergency.


Act in accordance with the Fire Precaution Regulations (Workplace):


The Emergency Lighting British Standards BS 5266 characterize the requirements for the acceptable installation of Emergency Lighting. Installations within these standards will ensure that your premises meet the requirements of the Fire Precaution (Workplace) Regulations.

As you can see above, conformity with the Emergency Lighting Regulations BS5266 will ensure you meet your statutory requirements, but only if the system is fully functioning and regular maintenance checks are carried out on the system. The requirement for continued user checks and routine inspection & test is set out in BS5266 Part 1 and should be carried out at the following intervals:

  • Daily
  • Monthly
  • Six-Monthly
  • Three Yearly
  • Subsequent Annual Test




All check intervals have specific responsibilities and all checks should be recorded in an Emergency Lighting Log Book. Like anything, the regulations have changed a number times since their introduction, keeping up to date with regulations is vital and failure to keep current could mean that your installation no longer complies with the regulations.


Scope of Works:


  • Initially a careful evaluation of your premises, occupancy and uses will be carried out to evaluate your requirements under the law. This is quite often carried out by the local Fire Authority and we recommend that they carry this out for you. 
  • We will carry out a Official Inspection & test that meets the terms set out in BS5266-1.
  • Inspectors will check the installation to ensure that the Emergency lighting is installed in the correct locations and test the existing emergency lighting for functionality and soak time.
  • Newton Electrical Contractors will provide a Certificate that will detail the detailed nature of the inspection, any remedial action required and any departures from BS5266 that may exist. All certificates supplied by Newton Electrical Contractors will clearly display our official approval with the National Inspection Council for Electrical Installation Contractors (NICEIC).
  • BS5266 requires an up-to-date log-book kept detailing the type of emergency lighting installed and all events and checks to be logged. In the event that no log book is present, Newton Electrical Contractors can supply a full log book that details the type of emergency lighting system installed, accountable personnel and contractors.
  • All future inspections can then be recorded in the “Events” part of the book:
