"The Memorandum of Guidance on the Electricity at Work Regulations (1989) (Health and Safety Executive Publication HSR25) should be studied and borne in mind that the Electricity at Work Regulations (1989) (the EAW Regulations) apply to designers, installers and users of installations alike. Within the EAW regulations is the requirement for adequate maintenance to prevent danger, and the memorandum to the EAW regulations advises that regular inspections of electrical systems (supplimented by testing as necessary) is an essential part of any maintenance programme".
The Institute of Engineering Technology (IET) Wiring Regulations (BS 7671) require that Periodic Inspection and Testing of electrical installations is carried out at such intervals as are consistent with the type of installation, its use and operation, the frequency of maintenance, and the external influences placed upon it.
It is also recommended by the Institute of Engineering Technology that buildings over 5 years of age are subject to a periodic inspection and as a minimum must be inspected to a recommended time scale, or a period recommended by the previous inspector for the life of the installation.

Extent of Periodic Inspection
When entering into a contract for Periodic Inspection and Testing of a building under your control it is an essential requirement that the extent and limitations of the inspection and testing are fully described. It is suggested that the following be agreed prior to beginning the work, and we can assist you in shaping your exact requirements for Periodic Inspection and Testing.
As it is neither realistic nor achievable to inspect all parts of an installation, we will agree a sampling process as directed in the IET Wiring Regulations BS7671. This is normally in the order of 10%-20% of all fittings, accessories and control equipment per circuit.
For a large amount of the testing the electrical system will require to be switched off. If this is a problem we can arrange the work at times when this is more convenient or we can work around the problem but this may extend the time taken to complete the testing.
We will agree before starting work the amount of time the system will be off and any circuits that can not be isolated. There will be a requirement to isolate the whole system for a very short period of time to test the incoming supply from the electricity board. We have on rare occations attended faults that have been attributed to the main incomming supply from the Electricity Board, in these cases the Electricity Board responsible for your supply must carry out any repair.
The best and most cost effective way to establish the condition of your installation, is to perform a visual and periodic inspection. This is carried out to establish if your installation has degraded over its years of operational use. If during the inspection the installation is in a poor state, the inspection will be stopped. Allowing for any remedial work to be carried out prior to the completion of any inspection. No installation has an infinite life and hidden failures such as cable insulation can go undetected unless a periodic inspection is carried out on a regular basis. The IEE Wiring Regulations recommend that domestic properties are inspected every 10 years for this reason.
Cost of Inspection
The cost of a Periodic Inspection is based on the extent of work as described above, and as such can not be quoted on a fixed price due to unforeseen variations in different buildings.
